Real Estate – Commercial and Residential
We provide comprehensive representation in most types of real estate transactions, ranging from acquisitions and dispositions of real estate assets such as raw land, warehouse, retail, office, multi-family, single-family, condominiums and co-ops, to negotiating commercial leases for landlords and tenants.
Selection and Management of Outside Consultants
We help clients select and supervise brokers, title companies, surveyors, environmental consultants, and other professionals required in connection with the acquisition and disposition of real property.
Financing
We also negotiate and document many types of financing products associated with the acquisition of real property. We also negotiate and coordinate payoffs, assignments, and assumptions of existing loans.
Title Insurance
We act as an Agent for First American Title Insurance Company, and regularly issue Owner’s and Lender’s title insurance policies. We have the ability to quickly address title issues and proactively work to remedy such issues to ensure a timely and successful closing.
Each transaction has unique elements to it, and we recognize the need to be flexible and creative when solving complex problems.
Lease and Contract Review
We review and analyze existing leases and contracts, identify and obtain requisite third-party consents to transactions, and ascertain, among other things, the rights and costs to assign or terminate applicable leases and contracts.
